Thank you for choosing BSM Realty, Merced Old 99 Realty. Please be prepared to pay the non-refundable application fee. In addition to completing this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. Applications are processed on a first completed, first qualified, first served basis.

Before you apply to rent one of our properties, please take the time to review our screening policies. If processed, Application fees are non refundable. All persons 18 years of age or older are REQUIRED to complete separate rental applications. The term “applicant(s)” under this policy means the person(s) who will be signing the Lease as “residents.” The term “occupant(s)” / “Cosigner” in this policy means the person(s) who are authorized occupants and are financially responsible under the lease.

Occupancy Guidelines: The maximum occupancy for BSM Realty, MercedOld 99 Realty is two persons per bedroom, plus one additional occupant per home. Occupancy standards may vary by region based on local city, county, and state laws.

Who Needs to Apply: Anyone 18 years of age or older, who will be residing in the property, needs to complete their own, separate applicant. Applicants must be 18 years of age or older, unless deemed an adult under applicable law with respect to the execution of contracts. In respect to property jurisdiction within state law, some applicants will be required to provide current proof of emancipation.

Credit: A credit report will be completed on all applicants to verify credit ratings. Income and credit history will be entered into a credit scoring model to determine rental eligibility and security deposit levels. Unfavorable accounts which negatively affect this score include, but are not limited to: collections, charge-off, repossession, current rent delinquencies, prior bankruptcy filings; open bankruptcies will result in an automatic denial of the application. ADDITIONAL DEPOSITS MAY BE REQUIRED FOR CERTAIN CREDIT SITUATIONS. A credit score of 599 or less will result in a denial. A $50 per month renter protect charge may be added to your rent to overcome past credit issues.

Guarantors (Co-Signers) : A Guarantor is subject to increased credit worthiness and must prove income at least four (4) times the monthly rent or greater. Guarantor is required to sign and be held financially responsible to the terms outlined in the lease and any subsequent lease extensions and renewals.

Income: The combined gross income for all applicants in one home must be equal to or greater than 3 times the monthly rent. All applicants must produce consecutive pay stubs for the six weeks prior to the application date. Additional sources of verifiable income may be considered; including: notarized hand written pay stubs, child support, grants, pensions, GI benefits, disability, trust funds, social security and savings accounts. (Six current, consecutive bank statements must be provided for any of the additional sources of income listed above if proof cannot be provided directly by the supplier.) If you receive financial aid as a full-time student, please attach a copy of your 1098T Form as your source of income.

Employment: If applicant is starting a new job, applicant must provide a “letter of intent to hire” from the employer.
Self Employed, Retired, Unemployed: Applicant must provide previous year income tax return and previous two months bank statements, or twelve months of financial statements, and must exhibit zero negative references. Seasonal employment must be verified by providing the prior years tax return.

Proof of Rental Insurance is required, a $15 per month charge will be added to you account to cover basic Liability coverage.

Criminal history considered.

Rental History: All applications will include an evaluation of verifiable rental or mortgage payment history for the last 24 months. If a previous landlord cannot be contacted your application will be denied. 6 consecutive months of proof of payment must be verified and a copy of the lease contract provided. Applicants lacking verifiable rental or mortgage history may be required to pay an additional deposit. 
Applications for residency will automatically be denied for any/all of the following reasons:
-outstanding debt to previous landlord or outstanding NSF check
-breach of prior lease or prior eviction, or in process eviction of any applicant or occupant
-more than one late payment and/or one NSF charge within the last 6 moths, or 2 late payments and/or NSF charges within the last year
Utilities in collection will need to be cured before an application can be approved.

Pets: Are NOT be allowed. Aquariums are not allowed. 
-Qualified service animals are not subject to breed restrictions or deposit.
**Management reserves the exclusive right to accept or reject any pet at any BSM Realty, Merced Old 99 Realty property. **

Vehicles: One vehicle is allowed per garage parking space. One additional vehicle is allowed. Vehicles must be operational and have current registration. Boats or trailers are not allowed at any time. If additional vehicles are needed, written management approval must be provided.

Deposit Levels: The results of the tenant screening report, credit score and market rent of the home will determine the amount of the deposit.

Falsification of Application: Any falsification in Applicant’s paperwork will result in the automatic denial of Application. In the event an applicant falsifies his/her application information, owner has the right to hold all deposits and fees paid to apply toward liquidated damages.

Application Fees: As allowable by State and Local legislation, a separate payment in the form of check, cashiers check, money order, for the application fee must be provided with the completed application. Debit/credit card may be used with online application. These funds will be deposited on the same business day, or following business day if collected on a weekend or holiday.

Applicant will not be considered until the application and all required supplemental information has been fully executed and returned, and all applicable fees have been paid.

BSM Realty, Merced Old 99 Realty reserves the right to rescind any application approval.

Q: How much notice do you have to give when moving out?

A: A 30 Day Written Notice must be submitted to our office. ** We are unable to accept notices via phone / email / hand written. All 30 Day Notices must be on a standard company form. This form will explain your deposit, the inspection process and inform you of the per day charge if you should decide to stay longer than your 30 days. **For this reason we are unable to accept a regular piece of paper as your 30 Day Notice. In addition, the 30 Day Notice must be within your contract date.

Q: Are we allowed to do work on the homes?

A: NO, we have professionals who do all our work because often times the work that is done by tenants has to be done over which creates more work for our firm.

Q: Do you charge a late fee?

A: Yes, we charge 10% of the rent if it is not in our office by the 5th of each month. We make it easy for you as we have a drop box where you can put in your rent if the 5th falls on a weekend.

Q: How does one pay their rent?

A: We ask all our tenants to please pay online or by check, cashiers check or money order. We do not accept cash for rental payments.
